  • I thought county clerks require that deeds, mortgages, and any other documents to be recorded must be signed in ink?

    NY Executive Law 135-c specifically obligates all county clerks in the State of New York to accept for recording mortgages and deeds that have been signed and notarized using an online platform that satisfies all of the statutory regulations?

  • What is a Certificate Of Authenticity?

    A Certificate Of Authenticity is a one-page paper certificate that our office provides with the completed loan package because it is required by county clerks when documents executed by RON are submitted for recording.

  • How much is the settlement fee for a remote closing?

    We offer a flat rate fee of $899. There is an additional $50 fee if the seller or title company requests certified checks instead of wire transfers.

  • What happens if the seller and buyer still want to meet in person?

    Because parties can remotely sign loan documents at any time the day of a closing, the RON session can be conducted before an in-person closing during which time checks can be issued and the keys to the property can be turned over.

  • What is the monetary limit that NY Remote Closings can insure?

    We are insured for loans up to $1,000,000. We carry an E&O policy that covers notarial acts and a separate fidelity bond, both of which protects lenders for up to $1,000,000 loans.

  • How long does a RON session take?

    While it can vary depending on whether the seller participates in the session as well as the number of documents to be signed and notarized, a remote closing usually takes about 15 to 30 minutes which is substantially shorter than the average 60 to 90 minutes required for in-person closings.

  • What if a borrower is not tech savvy?tem

  • Can a remote closing be conducted by smartphones?

    No. The secure online RON platform our office uses requires that signers join the session through a desktop or laptop that has a strong Internet connection, a camera, speakers, and a microphone.

  • Are loan proceeds issued as soon as the RON session is complete?

    After the RON session is complete, a member of our team visits the bank branch closest to our offices to issue wires in person with a bank representative. This helps ensure that we have a second pair of eyes on the account and ABA numbers to ensure accuracy.
